Yes, the minimum rental period is seven months. As the notice period is three month, we accept a cancellation of the contract from the forth month.

We normally need about 10 days to prepare the rental contract and follow all the relevant procedures to secure your apartment. Please note that if the apartment you have chosen to lease is currently occupied, you will need to wait until after the apartment has been vacated by the previous tenants before you are able to move in. Your move-in date will be discussed and confirmed with you when we draw up your rental contract.

Please see the below question for a list of documents required from you so that we can keep the leasing process as efficient as possible. Any delay in receiving the required documentation may cause delays to leasing and/or moving in.

The documents you need to provide to us are:

  • Self-disclosure form (completed & signed)
  • Copy of passport (front & back)
  • Copy of valid visa
  • Copy of your last three salary statements
  • Employment contract (if starting a new job)
  • Enrolment letter stating the monthly income from your University or Institute if you are studying a doctorate degree or similar

Yes, that is possible. Your parents, or even just one parent, should rent the apartment for you. They must then submit all the documents listed above.

Our base rents include access to our amenities as an extension to your home.

The following costs are on top of the base rent: service charge, furniture, Wifi, water, electricity and heating.

The service charge includes electricity costs, other service costs such as maintenance, garbage disposal, street cleaning and public area cleaning. The billing according to your actual consumption for water and electricity takes place automatically in the following year. Please note that the heating cost is excluded and will be invoiced monthly as per consumption directly by the provider.

The deposits are required depending on the apartment type. For each apartment type the deposit is 3 months rent.

You can transfer the deposit to the account specified in the rental agreement or deposit a guarantee (e.g. from your bank). In this case we need the original document, which you should send to us in advance by registered mail.

It is very important that you transfer the first rent payment and the deposit before you move in, or that the original deposit guarantee is available before you move in.

All further rent payments will then be automatically debited from your account on a monthly basis.

We accept a cancellation of the contract from the forth month as the notice period is three month.

Rent is due on the 1st of each month. If rent in advance has been agreed then your rent will be due in line with the payment schedule set out in your tenancy agreement.

Yes, we love pets and are happy to welcome them as part of the family at Canvas Living. There are no additional charges, other than to cover any damages made by your pet when you move out
